Terms & Cancellation

Last updated: 5 November 2026

These terms apply to cleaning and removal services provided by VC Services, a trading name of Vanizio Caldeira (sole trader), Failsworth, Greater Manchester M35. Phone 07377 506921 · vcservices.northwest@gmail.com · VAT reg 520578400.

By booking with us you agree to these terms.

1. Quotes and prices
Our prices are fixed and agreed before we start. Current prices are on our website and include VAT (VAT reg 520578400).
Prices assume the property is empty (for end-of-tenancy cleans) and in a reasonable condition. If the property is very different from what was described (for example heavy build-up, excess rubbish, or belongings left behind), we'll talk to you before doing any extra work and agree any extra cost first.
Removals are quoted per job, from £80 per round.

2. Payment
We take a £30 deposit when you book to secure your date. The rest is paid on the day, once the work is finished.
We accept card or bank transfer.
If the balance isn't paid on the day, we'll get in touch to arrange payment and may take steps to recover what's owed.

3. Cancelling or rescheduling
Please give us at least 48 hours' notice to cancel or move a booking. You'll get your £30 deposit back in full, or we'll move the booking to a new date free of charge.
With less than 48 hours' notice, cancelling or moving a booking is charged at 50% of the price. Your £30 deposit counts towards this charge.
If we arrive and can't get in (no keys, no access, nobody home), this counts as a late cancellation.
If we have to cancel (for example illness or an emergency), we'll tell you as soon as we can and offer a new date or a full refund.
If you booked online or by phone as a consumer, you normally have 14 days to cancel. If you ask us to start within those 14 days and then cancel, you may have to pay for work already done.

4. Re-clean guarantee (end-of-tenancy cleans)
If your landlord or letting agent flags something that was part of the agreed clean, tell us within 72 hours of the clean, with a photo or a copy of the inspection report. We'll come back and put it right free of charge.

This covers items on our cleaning checklist only. It doesn't cover damage, wear and tear, staining that can't be removed by cleaning, areas we couldn't reach, or the property being used or re-dirtied after our clean (for example if anyone has moved back in).

5. Access, parking and utilities
Please make sure we can get in at the agreed time, and tell us about any key collection, alarm codes or building access in advance.
We need running hot water and electricity at the property. If they're not available, we may not be able to complete the job, and it may be treated as a late cancellation.
Please arrange parking close to the property, or tell us about any restrictions. Any parking charges or permits are paid by the customer.

6. Keys
If you leave keys with us, we'll keep them safe and return them or drop them off as agreed. Please tell us exactly where keys should be left at the end of the job.

7. Removals
Please have everything packed and ready unless we've agreed to pack for you.
We don't move hazardous items, cash, jewellery or important documents. Please keep valuables with you.
Let us know in advance about heavy, fragile or high-value items, or tricky access (stairs, no lift, narrow doors).

8. Our liability
We hold public liability insurance (£2 million).
If we damage something while working, please tell us within 48 hours with photos. We'll look into it and, where we're responsible, repair, replace or pay a fair amount.
We're not responsible for existing damage, wear and tear, items that weren't secure or fit for normal cleaning, or loss caused by things outside our control.
Nothing in these terms limits liability for death or personal injury caused by negligence, or your rights under the Consumer Rights Act 2015.

9. Complaints
If you're not happy, please tell us as soon as possible by phone (07377 506921) or email (vcservices.northwest@gmail.com). We aim to reply within 7 days and to put things right quickly.

10. General
These terms are governed by the law of England and Wales. We may update them from time to time; the version on our website when you book applies to your booking.
